Monte de los Almendros - Salobrena - Costa TropicalEstablished around 1970 the hillside of Monte de Los Almendros has slowly developed into one of the most desirable locations along the Costa Tropical, Andalucia. In 1970 Monte de los Almendros, which roughly translates as "Hill of Almonds" - referring to the numerous Almond trees on the slopes, was in the ownership of three different families who saw the potential of this unique Costa Tropical location (more commonly know as the Costa de Granada at that time). A development plan was set up for Monte de los Almendros, paths used by farmers were turned into roads and the land was divided into parcelas for villas and green zones. The plan for Monte de los Almendros which only allowed residential development (no hotels) did not allow the construction of apartment buildings or town houses and ensured that the density of the development was restricted to ensure the hillside did not become over developed. Fortunately successive mayors in Salobrena Town Hall have enforced the planning regulations quite strictly and the original plans have not been exploited by developers unlike other areas of the Costa Tropical. Before establishing Lingwoods Salobrena or deciding to sell properties in Salobrena Mike, Margaret and James came to the conclusion that Monte de los Almendros was the area of the Costa Tropical that they prefered as it offered something special and distinct from the other residential areas along this part of the coast. The sub tropical micro-climate of Salobrena, which brings the warmest winter weather in mainland Europe (hence the name Costa Tropical!) is always a significant factor in our clients' decisions to invest and/or live on Monte de los Almendros, however, it is the views which sets this hillside apart from other locations. Along the coast of Spain you can always find a good selection of villas with nice sea views (one of our most common requests!), however, only on Monte de los Almendros are those views combined with the snow on the peaks of Spain's highest mountains (the Sierra Nevada) and the castle of Salobrena, perched on top of a huge rock rising out of a fertile, flat flood plain. The Sierra Nevada often has snow on its peaks for more than six months of the year. The photograph below was taken at the end of October 2008 from a villa on Monte de los Almendros and typically there are still people skiing in the Sierra Nevada in early April, with the snow melting finally in May. Monte de los Almendros 2008On Monte de los Almendros there are now about 300 homes all with sea views. There are still a number of unsold plots but many of the un-built plots are owned by the owners of adjacent villas who want a little extra space around them. As you will see from the numerous photographs of villas in Salobrena that we have for sale the styles of the properties vary greatly as they have been built individually according to the owner's wishes with the help and advice of a large number of professionals and builders during the last forty or more years. Most villas have gardens (you can only build up to 30% of the plot size) and combined with the numerous green zones there is a feeling of space and not of over-development. In addition Monte de los Almendros has a communal recreation area with a large swimming pool, children's pool, tennis courts and slide and swings. This is maintained throughout the year and access is obtained with an electronic swipe card. Monte de los Almendros ownersThe owners of the villas on Monte de los Almendros represent over 30 nationalities, with the largest nationality being Spanish. There are a number of villas which are holiday homes or rental villas but there are a good number of residents who call this hillside "home". As a result there is an active community here which ensures that the communal areas are well maintained and there are appropriate improvements to the infrastructure as required (one of the latest being putting all cables on Monte de los Almendros under ground).
